The potential of creating a Conservation Area within Stanford on Soar village
We would like your views

What are Conservation Areas?
Conservation Areas are places of special interest where it is considered especially important to
preserve the character and appearance of the area. They are areas designated for their
distinctive character which may come from the quality of its buildings, its landscape setting, the
quality of open spaces, boundary materials, the layout of streets and buildings, evidence of
past functions and other distinctive characteristics.

As a Conservation Area there will be resistance to change that may damage the attractive
qualities of the area such as loss of green spaces, the demolition of distinctive buildings and
new development which does not reference and respond to the area.

Stanford is already a unique and distinctive village with several listed properties. The Parish
Council feels it is important these characteristics are retained for the future and achieving
Conservation Area status would aid this. Extra planning controls are in place to help the
Borough Council manage change in Conservation Areas, so that the special interest can be
preserved. Achieving Conservation Area status may well become more important in the future
with the threat of relaxation of the planning laws.

The Conservation Area would not cover the entire village – just the central core containing the
distinctive landscape as well as the listed and old properties. The recently constructed homes
may not be included.

To give you an idea of similar Conservation Area villages, there are currently 30 in Rushcliffe
including Costock, West Leake, East Leake, Bradmore and Sutton Bonington.

Impact of Living in a Conservation Area
Research by the London School of Economics suggests that properties in a conservation area
are more desirable and reach a higher sale price.

As Stanford on Soar already has a number of listed buildings, these residents would not notice
much of a difference as listed buildings are already subject to enhanced planning requirements.

However, there are additional planning measures in place in a Conservation Area. Whilst living
in a Conservation Area does not stop development, it does ensure that development which
does take place is of high quality and adds to the character of the area. We have
included examples of some of the extra planning measures in place in a Conservation Area below.

The Parish Council will be consulting with residents until Sunday 15th December, so please let
